Abandoned ward buildings; built between 1893 and 1898; two floor brick construction, wood floors and roof deck; historically significant; buildings deemed unusable during Facilities Condition Assessment due to leaks in roofs; wood framing in need of major corrective work; none of the buildings meet ADA requirements; buildings are located on the East side of the campus; presently have all utilities except steam for heating has been disconnected; separate metering of buildings will be required; have on-street parking with the possibility of creating off-street parking; building infrastructure needs to be upgraded; VA has secured approval to demolish these historic buildings.

Building 60:  18,126 SF two-story administrative building constructed in 1890 and is on the East side of the campus; contributes to Marion Historic District and may qualify for historic tax credits; building inhabitable and requires extensive renovations; roof leaks and part of the ground floor is now collapsing; utilities are available except the steam heat was disconnected years ago; not ADA accessible; has on-street parking, but off-street parking is possible; does not have an elevator; Infrastructure in need of modernization.

Building 122:  37,135 SF two-story former mess hall constructed in 1938 poured concrete frame and floors with brick veneer; structure in good condition but requires housing retrofit; elevators and other systems require upgrade to be ADA-compliant; existing elevators need to be reconditioned; basement has a number of concrete columns but the top floor is free span without columns; basement is half out of the soil and is a dry basement; loading docks are existing for both floors; utilities available but steam heat was disconnected years ago; prominent location on the campus center and is adjacent to the East side of the active hospital buildings; sits by itself on a large tract of land and expansion or construction of off-street parking is feasible.
Vacant Land Available 3.25-acre Parcel:  Undeveloped land located on the north-east side of the campus with access to 38th Street via Dix Road and Steele Circle Drive; Dix Road subdivides this parcel; utilities are readily available.

3.5-acre Parcel:  VAMC plans to demolish existing buildings on parcel; VA to award demolition project by September 30, 2011 and demolition estimated to be completed by October 2012; limited visibility from East 38th Street; prominent site on the East side of the campus with the Dix Road entrance providing direct access to the site without traveling through the main campus; mature trees along the perimeter of the site; utilities are available and separate metering is required; foundations and old utilities are being removed as a part of the demolition and a ‘clean’ site will be available upon completion of the demolition.
Access to Public Transportation VAMC is serviced by local bus routes.
Utilities Information All buildings and parcels are presently served by VA utilities; steam for heat, sanitary and storm sewers, electricity, telephone and local commercial utilities provide for; city water, natural gas, and cable.  VA desires all development to include separate metering of all utilities while storm and sanitary sewers (depending of proposed use) should be available from VA.
